As a reputable property sourcing company we must do all our own diligence on the commercial and residential properties we find for you. Property is like any investment business, it comes with its own risks so we encourage you to do your own due diligence and consult in your own financial services before making any investment decisions. Using a sourcing company will not eradicate the risk but it will minimise it.
Enquiry - After getting in touch and in order to understand your brief we will forward you some details so we can get a better understanding of your requirements and establish achievable and realistic goals. Once these have been received we will schedule a call to discuss.
Paperwork - Our Terms and Conditions along with the invoice for the registration fee will be emailed over to you. Once signed and payment received we can begin work on sourcing your investment.
The property search - After we have received your registration fee we can begin to source properties that fit your investment criteria, carrying out the necessary due diligence into your chosen areas and viewing these on your behalf. Doing all the leg work saves you time and effort.
Progress– We make you aware as soon as any properties become available. If a property fits your criteria we can discuss this with you, and forward a brief with details regarding the opportunity.
Selling Agents – If you prefer we can conduct all the negotiations to secure the best possible price. Once an offer has been accepted we instruct the agents with the required details. The property is marked SSTC and then the sales process takes place as we draw back and you continue the process with the agent and/or vendor. The full finders fee will then become payable on exchange.
Discretion – We are aware of the importance of discretion, so we understand that some clients will require the details of their search kept confidential. With this in mind we are happy to work under non-disclosure agreements and will ensure complete privacy if required.

We charge an upfront registration fee which is a 'commitment to investing'. We secure deals for you the investor and leverage our time and network by acting for you, and in order to begin this process we need to know you are serious and for that we charge.
We source to your requirements, we do this case-by-case depending on your investment criteria.
We primarily source in the area of East Sussex, however, if your requirement is further afield we can discuss this with you. We have a network of professionals actively sourcing in other areas who we can work with to match your investment criteria.
This will depend on your desired strategy. We can discuss this when you call or email us.
We take the time and effort into finding great investments and by exclusively acting on your behalf sourcing, viewing numerous properties, negotiating and carrying out due diligence on the required property. We use our knowledge and network of contacts to connect you with the best opportunities.
